Impact of Meta WhatsApp Business Pricing Update on Real Estate Sales in Kenya

By Hamisi Musitwa · Case consideration: Wonder Properties Kenya

Meta's WhatsApp Business pricing changes, scheduled for 1 October 2026, could add a per-message cost for property companies that run their customer conversations through the WhatsApp Business Platform/API.

The report sets out who is affected, what it could cost a sales team, and how to judge the channel by qualified leads and sales rather than by message spend.

Who the change applies to

The key question is how your WhatsApp is set up - not whether you use WhatsApp at all.

Likely affected

Businesses whose customer messaging runs through the WhatsApp Business Platform/API - connected to a CRM, chatbot, automated replies, website lead routing or a central messaging system.

Not a charge on every message

Sales executives messaging buyers by hand from the ordinary WhatsApp Business app on their phones. The reported KSh 0.52 charge should not be read as a fee on each of those messages.

What it could cost

One enquiry can run to many messages - availability, unit details, prices, payment plans, location, brochures, site-visit arrangements and follow-ups. At scale, that adds up.

The report's advice: judge WhatsApp by what it costs per outcome, not by the total bill.

Optional - add last month's qualified leads, site visits and sales to see cost per outcome:

At KSh 0.52 per chargeable delivered message, as used in the report. Provider and CRM fees are extra.

What we recommend

The answer is not to cut useful conversations with buyers to save on messaging. It is to know your setup, measure results and make every message count.

  1. 1

    Confirm the current WhatsApp setup

Establish whether sales and marketing use only the WhatsApp Business mobile app, or whether any numbers are connected to the WhatsApp Business Platform/API.

  2. 2

    Audit integrations

Review website enquiry forms, CRM systems, chatbots, automated responses and lead-routing tools for WhatsApp API connections.

  3. 3

    Establish a September baseline

Record WhatsApp lead volumes and messaging activity before the October change, so costs and performance can be compared afterwards.

  4. 4

    Track commercial outcomes

Monitor WhatsApp cost per qualified lead, per site visit and per closed sale - not total message spend alone.

  5. 5

    Improve message efficiency

Consolidate property information into clear, useful replies while keeping a high standard of customer service.

“Given the high transaction value of real estate, WhatsApp can remain a commercially valuable sales channel even when messaging costs are introduced.”
